Should a construction company hire a marketing agency?

Not until the basics are in place and you can answer leads fast. A Canadian marketing coordinator earns a median of about $74,000 a year before benefits, while a typical full-service agency plan starts at about $2,097 a month, or about $25,000 a year. For most builders, a specialist beats a hire12.

DIY, hire or agency, by construction company size and type
Your company Verdict
Owner-operator renovator, under about $750,000 a year Do the basics yourself: Google profile, a review at every handover, referrals, project photos. Pay once for a good website. Add ad management when you can spend steadily
Growing residential builder, $750,000 to $3 million Hybrid: an office manager handles follow-up, reviews and photos; an agency or freelancer handles ads and SEO
Residential builder over $3 million, or several towns An in-house marketing lead who owns the CRM and brand, working with specialists
Commercial general contractor Keep bids, prequalification and relationships in-house. Hire out the website and project photos
Chart: Debut Marketing. Debut Marketing's judgement from the sources below.

The average small or mid-size residential builder in Canada brings in about $522,400 a year3, so a full-time marketer would cost more than most builders' whole marketing budget. If you're in the first row, the free work pays the most: the top 3 construction companies in our 21-market Google Maps snapshot had a median of just 35 reviews4.

What does each option cost?

Doing it yourself costs your time. A full-time coordinator costs about $74,000 a year and a manager about $115,000, before benefits. Agencies typically start at $699 a month to manage Google Ads and $2,097 for a full-service plan, before ad spend. Freelancers fit one-off jobs like a website125.

Am I paying too much for construction marketing?

Compare each line of your bill with what most agencies charge for the same service. If you're above the middle half of agencies, ask what extra you get. Then check results: if you've spent thousands with nothing to show, the problem is usually tracking, follow-up or the wrong channel, not the price.

Spent money and got nothing? Check these before blaming the agency or the platform:

  • No tracking. 35% of construction websites have no analytics, ad tag or call tracking at all6.
  • Slow follow-up. Leads called within 5 minutes converted 8 times as often as later calls7.
  • The wrong channel. Facebook rarely sells commercial work, and general contractors can't use Local Services Ads8.
  • Ads sent to the home page instead of a page for that project type.
  • Too thin or too short. Under about $1,500 a month, or judged in under 60 days. Our Google Ads guide for construction companies covers realistic budgets.

What should you keep in-house, and what should you hand off?

Keep what depends on your knowledge, relationships or speed: answering leads, project photos, review asks, referral partners and bids. Hand off what's technical, repeatable and easy to measure: ad management, SEO and the website build. Whoever runs the ads, your follow-up decides the result.

Debut estimates for a construction company with one paid channel.

A $224 Google lead10 that waits two days for a call is worth far less than the same lead called in five minutes. If nobody can answer leads during the day, fix that before you buy more.

What should you ask a marketing agency before hiring?

Ask how they'll measure signed jobs, what happens after a lead comes in, who works on your account, what they'll do if results miss the target, and whose name every account is in. Ask for two construction references and a sample report. Their answers tell you more than their portfolio.

  • Which project types would you advertise first, and why?
  • How will you count site visits and signed jobs, not just leads?
  • What happens after a lead comes in, and how fast?
  • What will you do if we're behind target after 90 days?
  • How do you use AI, and who checks what it writes?
  • Whose name are the website, domain, ad accounts and Google profile in?

Red flags: accounts in the agency's name, reports with clicks but no calls or signed jobs, a fee as a share of ad spend with no cap, no price until a long sales call, promises of a #1 ranking, a long contract with no way out, and no construction references2. An agency that pitches Local Services Ads to a general contractor hasn't checked Google's list8.

Specialist agency, general agency or freelancer?

A construction or contractor specialist knows your sales cycle and why a $224 lead can still be cheap; a general agency may have wider skills; a freelancer suits one job done well. In our price study, contractor specialists started lower than general agencies for local SEO and higher for Google Ads management2.

Questions contractors ask

Is hiring a marketing agency worth it for a construction company?

For a growing residential builder spending steadily on ads, usually yes, because a specialist costs less than a hire. For a small renovator or a commercial firm that wins on bids, the basics done in-house often pay more.

How much does it cost to hire a construction marketing agency?

A typical Canadian full-service plan starts at about $2,097 a month before ad spend, and Google Ads management alone at about $699 a month, in our study of 69 agencies' published prices2.

Is it cheaper to hire a marketing person or an agency?

For most construction companies, an agency or freelancer. A Canadian marketing coordinator earns a median of about $74,000 a year before benefits1, about three times a typical full-service plan2.

What marketing should a construction company never outsource?

Answering leads, getting photos of your jobs, asking for reviews at handover, and your relationships with architects, designers and clients.

How do I know if my marketing agency is working?

Count site visits and signed jobs by source every month. Only 6% of Canadian construction websites use call tracking6, so set it up first.
