SEO for Home Builders: Rank in Google Maps and Search

SEO for home builders, with new data on 466 builders on Google Maps in 21 Canadian markets: the reviews you need, the categories that rank, the pages to build.

Key findings

  1. The median home builder on Google Maps has 15 reviews. 58% have fewer than 20, and only 6% have 100 or more1.
  2. The top 3 map spots had a median of 25 reviews, against 18 for spots 4 to 10 and 13 for spots 11 to 201.
  3. 45% of rated builder listings show a perfect 5.0, with a median of just 8 reviews 1.
  4. Builders split between two main categories: "Custom home builder" (34%) and "Home builder" (30%), with "Construction company" third (14%). We saw 19 different primary categories1.
  5. Prairie builders have the most reviews. Median 29, against 17 in Ontario, 15 in BC and 7 in Atlantic Canada1.
  6. The primary Google category is the #1 factor for map rankings, and a dedicated page for each service is #1 for regular search, in Whitespark's 2026 survey of 47 local search experts2.
  7. Only 44% of Canadian builder home pages have exactly one main heading, and only 42% name their city or region in the title or heading3.

What we found on Google Maps

Most advice on builder SEO is written without looking at what buyers actually see. So we looked. We searched Google Maps for "home builder [city] [province]" in each of Debut's 21 markets, signed out, and recorded every listing Google showed, leaving out ads. That gave us 477 listings and 466 different builders.

Every builder in the top 3, in all 21 markets, had a website linked. And 40% of them had fewer than 20 reviews. In plumbing or HVAC, the top 3 spots in the same markets had a median of more than 500 reviews4. Builders finish few homes a year, so nobody has many reviews, and a builder who asks every client can catch up fast.

A perfect 5.0 usually means very few reviews.

The Prairie markets stand out. Edmonton's top 3 had a median of 92 reviews, and Winnipeg's typical builder had about 52. If you build in Calgary, Edmonton, Saskatoon or Winnipeg, plan for more reviews than the national figures suggest.

Ads on the map. We saw 30 sponsored builder listings in 17 of the 21 markets. Paid placements sit above the free ones in most of the country, so the free spots are worth fighting for.

How does Google decide which builders show in Maps?

Google says local results rest on relevance, distance and prominence5. Relevance is how well your profile matches the search. Distance is how far you are from the person searching. Prominence is how well known you are, which Google says includes your reviews and rating and links to your website5.

Whitespark's 2026 survey of 47 local search experts ranks 187 factors behind those three words2. The top ten for the map results:

Which Google categories should a builder pick?

Choose the category that matches the search you most want to win, then add only what's true. Google's guidelines say to "choose the fewest number of categories it takes to describe your overall core business"6. Whitespark suggests checking for new categories every 6 months, because Google updates them often7.

The top 3 spots lean even harder on the two builder categories. There, "Custom home builder" was the primary category for 48% of builders and "Home builder" for 35%, while "Construction company" fell from 14% overall to 3%1. A generic category rarely makes the top 3 for a builder search. Pick the builder category that matches the word your buyers use. A custom builder who loses map spots to production builders may be in the wrong category, and Whitespark's experts rank an incorrect primary category as the #2 negative factor2.

Then fill in your services. Whitespark's experts rank Google's predefined services 22nd for map rankings2. Don't stuff keywords into your business description: the same survey ranks keywords in the description 172nd of 1872.

Should a builder show an address or set a service area?

Show an address only if clients can visit it during the hours you list. Google's rules:

  • A business that serves clients at their locations should hide its address and set a service area. Google's own example is a plumber running the business from home6.
  • A virtual office isn't eligible, and a co-working office only counts with clear signage, staff and clients during business hours6.
  • A service area shouldn't extend more than about 2 hours' drive from your base, and you can list up to 20 areas8.

This choice matters more for builders than for most trades. Whitespark's experts rank a visible address 7th for map rankings, and they rank showing an address when you're really a service area business 11th among suspension risks2. Whitespark's founder, Darren Shaw, adds that in the cases he's looked at, rankings "lost" after hiding an address usually moved back to the address the profile was verified at rather than disappearing2.

How many Google reviews does a home builder need?

Twenty is the floor. 35 puts you in the top quarter nationally. One new review a month keeps you current.

  • 47% of consumers won't use a business with fewer than 20 reviews9.
  • 68% will only use a business rated 4 stars or more, and 31% only 4.5 or more9.
  • 74% only care about reviews from the last three months9.
  • 80% are likely to use a business that responds to all its reviews, and 19% expect a reply the same day9.

Our numbers line up with that. 35 reviews is the top-quarter line for home builders on Maps across 21 markets1. In BC, our study of 99 construction companies on Google found a median of 28 reviews and a top-quarter line of 45, and residential builders and renovators had a median of 3510. In our survey of 1,113 Canadian homeowners, 87% put reviews in their top three reasons to hire11.

Builders finish few homes a year, which makes this slow. A builder closing six homes a year could take three years to reach 20 client reviews. So:

  • Ask every client about 30 days after move-in, and again after the first-year warranty walk-through.
  • Ask trades, suppliers and realtors you work with to review what it's like to work with you, if their experience is real.
  • Reply to every review in your own words.

Stay inside Google's rules. Google prohibits offering incentives such as payment, discounts or free goods for reviews, and it prohibits discouraging negative reviews or selectively asking only happy clients12. Whitespark's experts rank review gating 6th among suspension risks2. A Google link or QR code you send every client is fine, and it's what Google suggests13.

Which pages does a builder website need?

One page per build type, one page per finished project, a cost guide and a credentials page. A dedicated page for each service is the #1 local organic factor in Whitespark's survey, and city or neighbourhood relevance is #22. So a page about building custom homes in a specific area beats a general services page.

Most builder sites are far from this. In our test of 153 builder websites from the CHBA directory3:

Speed is the worst of it. The median builder home page took 12.1 seconds to show its main picture on a test phone, against Google's 2.5 second "good" mark3. Builders' best asset, their photos, is usually what slows the page down.

Two more rules:

  • Don't make near-identical pages for every town. Add a location page only where you've built, with real projects from that area.
  • Back up green claims. Since June 2024, Canada's Competition Act requires environmental claims to be backed by "adequate and proper" testing, and the Competition Bureau's 2025 guidelines presume methods required or recommended by Canadian governments meet that bar14. "Net-zero ready" on your website needs a recognized label or test behind it.

How do builders show up in AI answers?

In BrightLocal's 2026 survey, 45% of consumers used ChatGPT and other AI tools for local recommendations, up from 6% the year before9. In our own survey of 1,113 Canadian homeowners, 26% had used ChatGPT, Claude or Gemini to research a contractor in the past year11.

Whitespark's experts rank the top factors for AI search visibility as2:

  1. Being on expert-curated "best of" lists
  2. A dedicated page for each service
  3. Prominence on key industry websites
  4. Mentions in newspapers, blogs, government sites and associations
  5. Reviews on trusted third-party sites

For a builder, that means:

  • Your association listing (CHBA or your local home builders' association) is complete.
  • Your HomeStars and Houzz profiles match your website.
  • Your licence or registry details match your profile: BC Housing in BC, or the Ontario Builder Directory from the HCRA in Ontario1516.
  • Every build type page answers cost and timeline questions in its first lines.

Test it monthly. Ask two or three AI tools for the best custom home builder in your city, and write down who they name.

How long does home builder SEO take?

Plan for 3 to 6 months before real movement and 9 to 12 months before steady consults. Ahrefs' latest study found only 1.74% of newly published pages reached Google's top 10 within a year, down from 5.7% in 2017. But 40.82% of the pages that did get there made it within a month, and low-competition phrases move fastest17.

The fast end is real on narrow searches. T City Developments, a Vancouver duplex and multiplex builder, went from #97 to #4 on Google for "Vancouver duplex builders" in 30 days, because the brand and website were built for that search before SEO started18. Kiwi Custom Construction in Kelowna saw website traffic rise 80% in the three months after we replaced a template site with a page for each service19. Don't expect that kind of speed for "custom home builder" in Toronto.

Where to start

  1. Check your primary category, hours and address setup against the tables above.
  2. Count your reviews and note the date of the newest. If you're under 20, start a monthly ask today.
  3. Fix your home page: one main heading that says what you build and where, plus your phone number on the first screen.
  4. Publish the page for your best-margin build type, with a real price range and three projects.
  5. Ask two AI tools who the best builder in your city is, and save the answer.

Should a home builder hide its address on Google?

Hide it if clients can't visit during your posted hours, such as a home office. Show it if you have a staffed office or design centre with signage6.

Should I pick "Home builder" or "Custom home builder"?

The one that matches what your buyers search for. Among the 466 builders we saw on Maps, 34% used "Custom home builder" and 30% used "Home builder" as their primary category1.

Do I need a page for every city?

No. Build one page per build type and add location pages only where you've built.

How long does SEO take for a home builder?

Usually 3 to 6 months for early movement and 9 to 12 months for steady consults. Narrow searches can move in weeks.

Google Maps snapshot. On October 8, 2026 (10:51 a.m. to 10:55 a.m. Pacific), we searched Google Maps for "home builder [city] [province]" in each of Debut's 21 markets, signed out, and recorded every organic listing Google loaded (sponsored listings were counted separately and left out of the figures). That gave 477 listings and 466 different businesses. Business-level figures use each business once; position figures use every listing. Review counts and categories are as shown in the public results list. Position is the order on the day we searched, which varies by searcher, device and location. The data is a snapshot, not a ranking study, and "goes with" never means "causes". The anonymized file (no names) is free to download under CC BY 4.0.
