11 Home Builder Marketing Ideas To Sign More Builds
Eleven ways for custom and spec home builders to get found, earn trust and sign more builds, with what to do first for each one.
Key findings
- Most builder websites hide the phone number. Only 19% show a phone number on a phone without scrolling, and the average builder website scores 56 out of 100.1
- Builders need fewer reviews than most trades. The top 3 map spots had a median of 25 reviews, and 35 put a builder in the top quarter.2
- Paid ads are already on the map. We saw 30 sponsored builder listings in 17 of 21 markets.2
- Everyone reads reviews, and AI is part of the search. 97% of consumers read reviews for local businesses, and 45% have used AI tools like ChatGPT to find one.3
Most home builders grow on referrals until they stop being enough. The ones that keep growing add a few reliable ways to get found online, show the homes they've built and stay close to the people who meet clients first. This guide covers 11 home builder marketing ideas for custom and spec builders, with what to do first for each one.
I've marketed contractors for more than five years, and I started out running ads for developers and builders. The ideas that work best are rarely the flashiest: T City Developments went from #97 to #4 on Google for "Vancouver duplex builders" in 30 days with a new website and local SEO.4
A quick note on how people find a builder now: BrightLocal's 2026 survey found 97% of consumers read reviews for local businesses3 and 45% have used AI tools like ChatGPT to find one. Being visible and well reviewed online is no longer optional.
1. Get Your Website Ranking Locally
Your website is the base for everything else. When someone searches "custom home builder in [your city]", local SEO decides whether they find you or a competitor.
What to do:
Claim your Google Business Profile: it's free and decides whether you show up on the map. Fill in every field and add photos of your finished homes. (More on this in idea 8.)
Give each build type its own page: custom homes, spec homes, laneway homes, duplexes and multiplexes, each with finished examples and the towns you build in.
Put your phone number where a thumb can reach it: only 19% of builder websites show a phone number on a phone without scrolling1. Add a "book a meeting" button beside it.
Target local searches: use phrases like "custom home builder in Kelowna" or "laneway home builder in Vancouver" on your pages.
Make the site fast on phones: builder sites often lead with a huge photo and nothing to tap. Compress images and use good hosting.
Fix the basics first: the average builder website scores 56 out of 100 in our study1, and most of the lost points are simple fixes.
Three builder and trade websites that rank
All three are sites we built. Each has a page for every service and every area it wants work in, and the phone number where a thumb can reach it.
-
T City Developments
Duplex and multiplex builder, Vancouver
- On a phone, the first screen has a call button, the 5.0 Google rating and a "Check What My Lot Allows" button
- Answers the first question every lot owner asks (what can I build?) before asking for anything
- A separate page for each build type: duplexes, triplexes, laneway homes, garden suites and more
- The main content showed in 1.4 seconds on our phone test
#97 to #4 for "Vancouver duplex builders" in 30 days of SEO.
-
Kiwi Custom Construction
Custom pool builder, Kelowna
- "Start your project" and "See our work" on the first screen of a phone, "Get a Quote" in the menu
- A page for each service: pools, concrete and hardscaping, woodwork
- A scroll animation that builds a pool, so buyers see the process before they call
- The main content showed in 0.7 seconds on our phone test
80% more website traffic in the first three months.
-
Mack’s Flooring
Flooring store and installer, Campbell River
- Phone number in the menu and a "Book Today" button on the first screen
- A page for each flooring type, plus commercial
- A page for each nearby community it serves, from Comox to Quadra Island
400+ leads and more than $1M in revenue from its marketing in the first year.
2. Open Finished Homes for Tours
Nothing sells a build like standing in one. A custom home is the biggest purchase most people make, decided over months.
- Ask the owners first: and pick a Saturday shortly after possession.
- Invite a handful of prospects: plus the realtors and architects you work with.
- Film it: a walkthrough video keeps working long after the tour.
3. Ask for a Review at Possession
Builders finish few homes a year, so every review counts. The top 3 home builders on Google Maps had a median of 25 reviews across 21 Canadian markets, and 35 put a builder in the top quarter2.
- Ask at possession: and again after the first season in the home.
- Ask everyone: not just the happy ones, and never offer anything in exchange. Google prohibits it6.
- Make it easy: text the direct review link the same day7.
4. Put Your Licence and Home Warranty Up Front
Buyers check. Make it easy for them.
- In BC: new homes need a licensed builder and home warranty insurance8. Put your licence number in the footer.
- In Ontario: the Home Construction Regulatory Authority licenses builders and runs a public directory9. Link to your listing.
- Memberships: your home builders’ association and any awards, named in text, not only as logos.
5. Explain Your Process and Timeline
Buyers want to know how long it takes and who they talk to. A clear process page answers the question that stops most of them calling.
- The steps: design, permits, build, possession and warranty.
- A typical timeline: for each step, in months.
- Who does what: who the client talks to at each stage.
6. Show a Starting Price
In Vancouver, low-density new building permits issued in 2025 had a median declared value of $801,33910. A "custom homes from $X a square foot" line filters out buyers who aren’t ready and builds trust with the ones who are.
- A range per build type: in your own numbers.
- Say what’s included: and what isn’t: land, design, permits and taxes.
7. Film Progress Videos and Drone Photos
A short monthly video of each build shows your crew, your site and your quality.
- Same spots every visit: so the progress lines up.
- Drone shots: show the lot, the build and the view.
- Share them: on your site, social media and with the client’s friends and family.
8. Set Up Your Google Business Profile
Your Google Business Profile is the most important free marketing tool a builder has. It decides whether you show up in the map results.
- Fill in everything: business name, phone, website, hours, service area, categories and a clear description of the building work you do. Pick the category that matches what you build most, like "Custom home builder", and add the rest as secondary categories.
- Add photos often: finished jobs, work in progress and your crew. Fresh photos keep the profile active.
- Get steady reviews: BrightLocal found 74% of consumers look for reviews from the last three months3. Ask every customer, reply to every review, and never offer anything in exchange; Google prohibits it6.
- Post updates: finished jobs, seasonal offers and news. Google says posts show on your profile in Search and Maps11.
- Know what changed: Google removed the Q&A section and replaced it with "Ask Maps", which answers questions from your profile, reviews, photos and website. The more complete your information, the better those answers are.
- Check your performance report: see how people found you and whether they called, visited your site or asked for directions.
| What to check | Good | OK | Needs work |
|---|---|---|---|
| Number of Google reviews | 35 or more (the top quarter) | 15 to 34 (the median builder and up) | Under 15 |
| Star rating | 4.5 or higher | 4.0 to 4.4 | Under 4.0 |
| Newest review | In the last 2 weeks | In the last 3 months | Older than 3 months |
| Your replies | Every review | Some reviews | None |
| What reviews mention | The job, the town and the crew | One of those | Only "great job" |
9. Build Relationships with Realtors, Lot Sellers and Architects
A client with a lot or plans is already choosing a builder, often before searching. In our survey of 1,113 Canadian homeowners, 27% used a referral from friends or family to find a contractor12.
- Realtors and lot sellers: they get asked "who should build here?" Offer to walk the lot with their buyers and give a rough build cost.
- Architects and designers: take them through a finished home, share your schedule and cost track record, and ask to price their next project.
- Past clients: stay in touch after possession. Their friends are building next.
10. Run Google Search Ads by Build Type
Paid ads are already common on builder searches: we saw 30 sponsored builder listings in 17 of 21 markets2. A builder search lead typically costs about $224 CAD13.
- One campaign per build type: bid on "custom home builder [town]" and "laneway home builder", and send each to its own page.
- Track the calls and forms: only 25% of builder websites carry a Google Ads tag1.
- Read the setup: our home builder Google Ads guide has the campaigns.
11. Run Local Facebook and Instagram Ads
Facebook reaches buyers who are a year or more from building, long before they search.
Why Facebook and Instagram ads work for home builders
- Reach: more than 3.5 billion people use Meta’s apps every day14, including most homeowners and lot owners in your area.
- Local targeting: show ads only in the towns you build in.
- Cheaper leads: a builder lead typically costs about $60 on Facebook15, against about $224 on Google search.
- Built for visuals: a finished home or a build time-lapse is exactly what stops the scroll.
1. Pick your campaign objective
- Leads: collect contact details with an instant form or on your website. The best place to start.
- Traffic: sends people to your build type pages, but you pay for visits rather than leads.
- Retargeting: only 21% of builder websites have a Meta pixel1. Add it, then show finished homes to people who visited your pages.
2. Set up targeting the 2026 way
Meta's Advantage+ audience is now the default for lead campaigns, and many detailed interest options were merged or removed, with the old ones switched off on January 15, 202616. What still matters:
- Location: set it tightly to your service area. This is still a hard limit.
- Age: a minimum like 25+ helps focus on people likely to own a home.
- Your own data: past customer lists and website visitors make strong custom audiences.
- The ad itself: the photo and the offer now do most of the targeting.
3. Make ads worth stopping for
- Real photos and video: of your own homes, not renderings or stock images.
- Progress: a build from slab to possession in 30 seconds.
- Short, clear text: what you build, where, and a next step like "Book a site meeting".
- A reason to act now: a show home tour, or a build cost guide for your town.
4. Choose a format
- Carousel: several jobs, or before and after shots, in one ad.
- Video: a 15 to 30 second time-lapse or walkthrough.
- Single image: one great photo with a clear offer is often enough.
5. Set your budget
- Start small: $20 to $40 a day in one town, for at least a few weeks.
- Mind the rules: ads for new homes can fall under Meta’s Housing category, which limits age and postal-code targeting17. Our home builder Facebook ads guide covers it.
6. Track the right numbers
- Click-through rate: are people interested in the ad?
- Cost per lead: what each inquiry costs.
- Booked jobs: the number that actually matters. Call every lead back within minutes: in a study of 5.7 million leads, the ones called that fast converted eight times as often18.
Where to start
You don't need all 11 ideas at once. Most home builders get the best results by doing a few things well:
- Get found: a page for each build type, a complete Google Business Profile and your phone number on the first screen.
- Get trusted: finished home tours, reviews at possession, and your licence and warranty up front.
- Stay close to referrers: realtors, lot sellers, architects and past clients.
- Add fuel when you need it: Google search ads by build type, then Facebook ads for buyers a year out.
Start with the first two, measure where your builds come from, and add more once they’re working.
Questions contractors ask
What’s the best marketing for a home builder?
Tours of finished homes, a page for each build type, and relationships with realtors and architects. Add Google search ads by build type once your pages are ready.
How do custom home builders get clients?
Mostly through referrals, realtors, lot sellers and architects, then Google. Make it easy for each of them to check your work, licence and process online.
Should home builders show prices?
A starting price or price per square foot helps. It screens out buyers who aren’t ready and builds trust with the ones who are.
How many Google reviews does a home builder need?
Fewer than most trades. The top 3 home builders on Google Maps had a median of 25 reviews across 21 Canadian markets, and 35 put a builder in the top quarter.2
