Google Ads for Home Builders: Full Guide

Google Ads works for home builders who bid on searches that name the build and the place, send each search to a page about that build, and judge the account on booked consults and signed contracts, not clicks.

Key findings

  1. About $224 CAD a lead, about $2,100 a home. Debut aggregate of LocaliQ's real estate benchmark ($143 CAD), Debut's general contracting benchmark ($224) and Google-supplied homebuilder data ($271)13, carried through Do You Convert's Q2 2026 conversion rates4.
  2. Only 25% of Canadian builder websites have a Google Ads tag. In our test of 153 builder sites from the CHBA directory, 61% had Google Analytics, but only a quarter could report which ad clicks turned into leads5.
  3. Only 19% show a phone number on a phone without scrolling. That's where a paid click lands, so most builders pay for clicks their home page then loses5.
  4. Housing ads in Canada lose age, gender, parental status and full postal code targeting under Google's policy, in force since October 19, 2020. The first three characters of a postal code are still allowed6.
  5. Builders can't use Local Services Ads in Canada. Home builders aren't on Google's Canadian category list, so regular search ads are the way to the top of the page7.
  6. 36% of builders never phoned a web lead back in a mystery shop of 50 US builders8. That's where most ad money leaks.

What should a home builder bid on?

Bid on searches that name the build and the place: "custom home builder" with a city, "new homes" with a community, "duplex builder" with a city. Bare terms like "builder" or "home construction" pull in renovators, trades, job seekers and students, and that's where most wasted spend in builder accounts comes from.

Our own work shows how specific a winning search can be. T City Developments, a Vancouver duplex and multiplex builder, went from #97 to #4 on Google for "Vancouver duplex builders" in 30 days once its site had a page for every build type and city10. That was organic search, not ads, but the lesson carries over: one build, one city, one page.

How do Google's housing rules apply to builders in Canada?

Google limits how housing ads are targeted in the US and Canada, and it judges your landing page as well as the ad. The rules have applied since October 19, 20206.

So a spec home or community campaign is a housing campaign. A custom build campaign selling your design and building services may not be, but if its landing page lists homes for sale, plan for the rules.

What to do:

  • Target cities, municipalities or three-character postal areas, not postal code lists.
  • Add income and homeownership audiences in "observation" to learn who books, without narrowing the campaign.
  • Keep custom build pages and homes-for-sale pages separate, so each campaign's landing page matches what it sells.

What does a builder lead cost, and what does a sale cost?

Builder lead costs only make sense once you turn them into the cost of a home sold. Builders sell a handful of homes from hundreds of clicks.

Now carry it through. Do You Convert tracks builders with online sales teams: in Q2 2026, 49% of leads became appointments and 22% of appointments bought, so about 10.8 in 100 leads became a sale. Their top programs ran 58% and 24%, or about 13.9 in 1004. A Canadian agency's worked example for a Regina custom builder lands near 9 in 100 (3 qualified consults from 10 leads, and a 30% close rate)11.

Compare that with what a home earns. NAHB's cost of doing business study put the average US builder's gross profit margin at 20.7% in 20239. On a $750,000 CAD build at that margin, gross profit is about $155,000. Even the highest line in the table is about 2% of it.

That's the real point of this section. Google Ads lead cost is rarely what limits a builder. Volume and follow-up are. Moving from the average to the top programs in Do You Convert's data cuts lead spend per home by about a quarter, with no change to the ads at all.

How big should the budget be?

Work back from the homes you need, not forward from what feels affordable:

  1. Decide how many signed builds you want from Google this year.
  2. Divide by your lead-to-sale rate.
  3. Multiply by your cost per lead.
  4. Spread it over the months buyers search, using the calendar below.

An illustration, not a target: a custom builder wants 6 signed builds a year from search, turns 9 in 100 leads into contracts and pays $224 a lead. That's about 67 leads and $15,000 a year, around $1,250 a month in ad spend. At the top programs' rate it would need about 43 leads instead.

For scale, a Canadian agency reports builders with 5 to 15 staff commonly spend $1,500 to $3,000 CAD a month on Google Ads, and builders with 16 to 50 staff $3,000 to $8,00011. Management fees sit on top. In our study of 69 agencies' published prices, Google Ads management typically starts at about $699 CAD a month12.

How should the account be built?

One campaign per build type, each with its own budget, keywords and landing page. If custom homes and duplexes share a campaign, the cheaper, broader clicks take the budget.

Location. Target the cities or postal areas you build in, and set location options to "people in or regularly in" those places.

Ads. Answer a buyer's worries before they call: the build type, a starting price or price per square foot, the area, your licence and warranty, and a low-pressure next step such as a free lot review or design consult.

Licence and warranty lines. In BC, you must be a licensed residential builder and secure home warranty insurance before you start a new home13. In Ontario, the HCRA licenses new home builders and sellers14, and Tarion backs the builder's warranty15. Alberta's New Home Buyer Protection Act requires warranty coverage on all new homes16. Say who your warranty is with in the ad and on the page. Only 7% of builder home pages mention their new home warranty5.

Green claims. Since June 2024, Canada's Competition Act requires claims about a product's environmental benefits to be backed by "adequate and proper" testing. The Competition Bureau's final guidelines (June 2025) say methods required or recommended by Canadian governments are presumed to meet that bar, and private parties can bring cases since June 20, 202517. So "net-zero ready" or "energy-efficient" in an ad needs a recognized label or test behind it.

Three settings I'd use in a new account:

  • Display for remarketing only. Do You Convert saw builders get strong click-through rates in 2025 by pairing a promotion with a remarketing audience18.
  • Hold off on Performance Max for the first three months. The Google-supplied data shows Performance Max at US$51.73 per conversion against US$193.75 for search3, but cheaper conversions are often softer ones. A new account needs real appointment data before automation can learn from it.
  • Keep the account in your name. A Canadian agency names agency-owned accounts as one of the two biggest reasons builders lose money on marketing11.

How do you track appointments and sales, not clicks?

Count four things: calls from ads, form fills, appointments booked and contracts signed. Then import the appointment and sale stages from your CRM into Google Ads as offline conversions, so bidding learns from buyers rather than form fills. Google's own help page describes offline conversion imports as a way to "measure what happens in the offline world after your ad results in a click or call"19.

This is where most builders start from behind. Only 25% of Canadian builder websites carry a Google Ads tag, and 61% have Google Analytics or Tag Manager5. Without the tag, Google can't tell which clicks turned into leads, and it bids blind.

Then fix the follow-up. In Denim Marketing's mystery shop of 50 US builders, 36% never followed up a web inquiry by phone and 38% never followed up by email. Among builders without an online sales counselor, 75% took more than three days to call back8. Harvard Business Review's 2011 study of online leads found that firms that tried to reach a lead within an hour were nearly seven times as likely to qualify it as firms that waited longer20.

What to do:

  • Install the Google Ads tag and count calls from ads, not just forms.
  • Import appointments and signed contracts from your CRM every week.
  • Set a five-minute response standard in business hours and a 10 a.m. standard for overnight leads.

When should spend rise and fall?

Spend most when buyers plan, not when your crews are free. CHBA's Housing Market Index tracks spring as the main selling season21, and builder confidence is low right now: the single-family index sat at 30.1 out of 100 in Q2 2026, and just 6.3 in BC21. In a slow market, the builders who keep showing up when buyers do search get a bigger share of a smaller pie.

Can home builders use Local Services Ads in Canada?

No. Google's Local Services Ads, the pay-per-lead ads at the very top of the page, are open to 15 home service categories in Canada as of October 2026. Roofers, plumbers, electricians, HVAC and tree services qualify. Home builders, and duplex and multiplex builders, don't7. Check the list in your own account before planning around it, because Google changes it often.

Where to start

  1. Write down your lead-to-appointment and appointment-to-sale rates, even rough ones.
  2. Put a tap-to-call number and a "Book a consult" button on the first screen of your landing pages. Only 19% of builder sites show a phone number there5.
  3. Build one search campaign for your best-margin build type, with its own page.
  4. Load the negatives, set city or postal area targeting, and confirm the account is in your name.
  5. Import appointments and sales from your CRM, and set a five-minute response standard.

Questions contractors ask

Is Google Ads worth it for home builders?

Usually, when follow-up is fast. At about $224 CAD a lead and the rates strong sales teams post, lead spend runs about $1,600 to $2,500 per home sold. That's small next to a home's gross profit49.

How much does a home builder lead cost on Google Ads in Canada?

About $224 CAD in our aggregate of three benchmarks, with a range of $143 to $27113.

Do Google's housing ad rules apply to custom builders?

They apply to homes for sale and to businesses that enable sales. Home design services may not be restricted, but Google also reviews the landing page, so plan for the rules if that page lists homes6.

Can I target postal codes with housing ads?

Not full postal codes in Canada. Google allows the first three characters, such as M5J6.

Should a builder use Performance Max?

Not first. Start with search, import appointments and sales, then test it once Google has real buyer data to learn from.

Can home builders use Local Services Ads?

Not in Canada. Home builders aren't on the Canadian category list7.
