How to Get Home Builder Leads: Every Channel Compared

The cheapest home sales come from what you already own: past clients, referrals and the old leads sitting in your inbox. For new buyers, Google search brings the most ready-to-act people, Facebook the cheapest leads, and your Google profile and website the longest-lasting flow.

Key findings

  1. Google is where Canadians look first. In our survey of 1,113 Canadian homeowners, 76% look on Google Search for a contractor, 31% use directories like HomeStars and Houzz, 27% ask friends or family, 26% use AI tools and 23% use social media1.
  2. One in five builder appointments comes from an old lead. 20% of appointments in Q2 2026, and online leads drove 51% of total builder sales2.
  3. Builders who run social and search together get more leads at better margins. 102 leads a year at a 29% gross margin, against 60 at 26% for search only and 31 at 25% for social only3.
  4. Builders who rely on referrals earn less. Those getting 80% or more of their leads from referrals had a 24% median gross markup, against 26% for builders led by paid channels3.
  5. Canadian builders had the most leads in APB's data: a median of 41 a year, against 32 in the US3.
  6. Most builder websites lose the leads they get. Only 19% of Canadian builder sites show a phone number on a phone without scrolling, and only 7% offer online booking4.
  7. Home builders can't use Google's Local Services Ads in Canada 5.

Where do home builder buyers look?

Start with where buyers actually go. In our survey of 1,113 Canadian homeowners:

Builder-specific data points the same way. Buildern's 2026 report puts SEO at about 38% of builders' qualified leads, referrals at 26%, paid campaigns at 22% and social media at 14%8. Buildern doesn't publish its sample, so treat those shares as one vendor's estimate.

Which channel gives a builder the cheapest sale?

Cost per lead alone misleads. A referral arrives half-sold. A Facebook lead often hasn't decided anything. So this table carries each channel through to a home sold where the data allows.

Debut Marketing aggregate. Google and Facebook costs from our builder guides67. Lead spend per home uses Do You Convert's Q2 2026 rate of about 10.8 sales per 100 leads for Google2. The Facebook line assumes Facebook leads close at half that rate, which is an illustration, not a measured figure.

Shared leads. Any lead site that sends the same buyer to several builders costs more than it looks, because you pay for the buyers you lose. A Canadian agency puts it bluntly: lead marketplaces "rarely pencil out" for custom builders above $700,000 a build11. If you test one, cap the budget and track every lead to a consult.

Local Services Ads. Google's pay-per-lead ads are open to 15 home service categories in Canada. Home builders and duplex or multiplex builders aren't among them5.

Why is your own database a lead channel?

Because builder buyers take a long time, and most of them already contacted someone. Do You Convert reports that today's homebuyer "often takes 200-300 days or more" to decide after starting online research, and that 20% of builder appointments in Q2 2026 came from aged leads already in the database2.

Most builders leave that value on the table. In Denim Marketing's mystery shop of 50 US builders, 36% never followed up a web inquiry by phone and 38% never followed up by email12.

What to do:

  • Re-contact everyone who asked about a build in the last three years.
  • Give them something new: a plan, a price change, a lot that came up, a move-in date.
  • Send it from a real person's name, with a direct phone number.

How do referrals and realtors fit?

Referrals convert best, but builders who rely on them earn less. APB's SORCI 2026 report found builders getting 80% or more of their leads from referrals had a 24% median gross markup, against 26% for builders led by paid advertising3. APB's explanation: referral flow is unpredictable, and when it slows, builders take work at weaker prices to keep crews busy3.

Almost one in three builders in APB's data (29.2%) spent nothing on advertising and relied entirely on referrals and word of mouth3.

So make referrals a system, not a hope. Buildern reports builders with structured referral programs, especially with realtors, architects and past clients, see up to 35% higher conversion than firms without them8.

  • Ask every buyer at handover, and again after the first-year warranty visit.
  • Meet the realtors and architects in your area who sell lots and plans.
  • Log every referral source in your CRM.
  • Thank people, but keep money and gifts away from Google reviews. Google prohibits incentives for reviews13.

Which mix fits your size?

Small builders should spend first on what they own and add paid channels as volume grows. This mix is Debut's starting suggestion, not a statistic.

Debut Marketing.

For budget scale, Buildern reports builders doing fewer than five projects a year spend about $25,000 to $45,000 a year on marketing, and those doing six to twenty about $65,000 to $120,000, without stating the currency8. A Canadian agency puts Prairie builders with 5 to 15 staff at $1,500 to $3,000 CAD a month in Google Ads spend11. Our marketing budget post works through it as a share of revenue.

Your Google profile: the free channel most builders underuse

Google Maps is the free channel with the most reach, and the competition for it is thin. On October 8, 2026, we searched Google Maps for "home builder" in 21 Canadian markets14:

  • The median builder had just 15 Google reviews, and 58% had fewer than 20.
  • The top 3 map spots had a median of 25 reviews.
  • 35 reviews put a builder in the top quarter.
  • Every builder in a top 3 spot had a website linked.

A builder who asks every client for a review, and keeps a complete profile, can reach the top quarter in most markets within a year. Our SEO guide for builders has the full data and the steps.

How do you compare channels fairly?

Compare them on cost per appointment and cost per sale, not cost per lead.

  1. Record a source for every inquiry in your CRM: Google Ads, Google Maps, Facebook, referral, realtor, sign, website.
  2. Each month, divide each channel's cost by the appointments it produced.
  3. Each quarter, divide by the sales.

Most builders can't do this yet. Buildern says roughly 40% of residential builders lack a unified way to track return across campaigns8. On the website side, only 25% of Canadian builder sites carry a Google Ads tag and 21% a Meta pixel4. Without them, the ad platforms can't tell which clicks became leads.

This matters because online leads drove 51% of builder sales in Do You Convert's Q2 2026 data2. A builder who credits every sale to the show home visit will underfund the channels that started it.

Use one speed standard across every channel: answer within five minutes in business hours, and by 10 a.m. for overnight leads. Harvard Business Review's 2011 study found firms that tried to reach a lead within an hour were nearly seven times as likely to qualify it as firms that waited longer15. In our homeowner survey, 58% said they'll contact someone else if they don't hear back1.

Make the website catch the leads

Every channel above ends on your website. In our test of 153 Canadian builder sites from the CHBA directory4:

Fix the first screen before you buy more traffic. A phone number and one "Book a consult" button above the fold is an afternoon of work.

The first 90 days

  1. Month 1: set up source tracking, finish your Google profile, and re-contact every inquiry from the last three years.
  2. Month 2: add a referral ask to your handover, ask your last ten clients for reviews, and start one paid channel using the Google Ads guide or the Facebook guide.
  3. Month 3: compare every channel on cost per appointment, and cut the weakest.
