Do you need a licence to fly a drone for construction photos in Canada?

Yes. For drones between 250 g and 25 kg, Transport Canada requires a drone pilot certificate and a registered drone. Flights near airports and heliports, which covers much of the Lower Mainland and Victoria, need an advanced certificate and permission from NAV CANADA. Hiring a certified operator means that paperwork is handled for you.

A listing photo from the curb shows a house. An aerial shows what buyers are really paying for: the lot, the view, the street and what's close by. On the West Coast that is often the whole story. A view of the North Shore mountains, a short walk to the seawall or a park, a quiet cul-de-sac, a big lot that could hold a laneway home or a duplex under Vancouver's newer zoning.

For acreage in the Fraser Valley, the Okanagan or on Vancouver Island, a drone is often the only way to show the size of the property and where the lines run. For new developments, it shows the building in its neighbourhood before the landscaping has grown in.

The rules

Canada's drone rules, in plain terms

Transport Canada regulates every drone flight. For drones between 250 g and 25 kg, the pilot needs a drone pilot certificate and the drone must be registered. Flights near airports and heliports, which covers much of the Lower Mainland and Victoria, need an advanced certificate and permission from NAV CANADA. Drones stay under 122 m (400 ft) and in sight of the pilot.

The rules changed on November 4, 2025, giving advanced pilots more room to fly close to buildings and structures. We plan each flight around the rules for that site and the airspace it sits in. For the full details, see Transport Canada's drone safety pages.

How much does drone photography cost?

Single shoots start at $799 with 10+ edited photos, a highlight video and raw footage for one location. Monthly plans start at $1,799 with 3 shoots, 20+ photos and 2 to 3 videos across multiple locations. Travel is extra for single shoots.

Can you fly near the airport?

Often, yes, with an advanced certificate and permission from NAV CANADA, which we plan for. It adds time, so tell us early if your site is near YVR, YYJ or a heliport.

How often should we document an active site?

Monthly works for most builds. Weekly makes sense during fast phases like framing or when lenders and owners want frequent updates. We fly the same angles each time so the record is easy to compare.

What if the weather is bad?

We reschedule. Drones don't fly well in heavy rain or strong wind, and the photos wouldn't be worth having anyway.

Do I get the raw footage?

Yes, raw drone footage is included with every shoot.
